A bold workspace for one of Perth’s most dynamic property developers
Fiveight has become a name synonymous with ambition and revitalisation in Western Australia. As the property investment and development arm of Tattarang, the Forrest family’s private investment group, Fiveight has carved out a reputation as a “property revitalist” transforming heritage icons and CBD landmarks into places that inspire connection, commerce, and culture. With a portfolio spanning the Old Swan Brewery, OneNinety, Roe Highway Logistics Park and the upcoming reimagining of Carillon City, their ethos is clear: design excellence paired with a commitment to community and place.
When it came to creating their new Perth headquarters at 190 St Georges Terrace, Fiveight sought an office fitout that would reflect its progressive vision and provide an elevated environment for the growing team. State Twenty Eight Interiors delivered a design that is both contemporary and timeless, balancing sophistication with warmth.
Integrated Lighting Design
MLP was invited to collaborate on the project’s lighting solution, with a particular focus on customised colour finishes that would blend seamlessly with the interior palette. Working closely with State Twenty Eight, MLP supplied a series of bespoke fittings across meeting rooms, collaborative spaces and circulation zones, ensuring the lighting became an extension of the interior.
The standout was the custom painting of Modular Smart Surface Tubed and Smart Lotis fittings in Dulux Eyre, echoing the structural tones used throughout the interiors. This colour integration elevated the fittings from functional objects to considered design elements, reinforcing the cohesion of the overall scheme.

Product Selection
The lighting design combined precision, flexibility, and subtlety through a carefully curated mix of architectural fittings:
Modular Smart Lotis 82 & 115 – recessed and surface-mounted downlights, many custom finished in Dulux Eyre.
Modular Minude 45 – adjustable semi-recessed downlights for targeted accents.
Orluna Origin Natural Cloud Mini – high CRI track luminaires with a refined white housing and black baffle detail.
Brand 4 FOURflex & FOURline – continuous linear systems in custom lengths for smooth wall washes and ambient glows.
Brand 4 Slash 5 Downlights – fixed downlights with a striking black reflector for controlled beam performance.
Global Pulse DALI Track – providing flexibility for evolving workspace needs.
Together, they created a layered, human-centric lighting experience, bright and functional where needed, soft and atmospheric where it mattered.
A headquarters that reflects identity
The result is a headquarters that embodies Fiveight’s values of innovation, integration, and respect for place. The lighting, became a defining feature in achieving the desired atmosphere. By aligning colour, form and performance, MLP helped ensure the new headquarters is as distinctive and forward-looking as the company it represents.
